GreenLight Equity Group is a privately held investment firm based in Salt Lake City, UT and Columbus, OH. We are focused on acquiring and operating stable, income producing multifamily assets in solid and emergency U.S. markets such as Columbus, Oklahoma City, Tulsa and Salt Lake City. Our mission is to improve communities and expand well-being for investors and residents through progressive solutions in multi-family investing. We target high-yield passive cash flow and long-term capital appreciation through strategic acquisition and superior asset management. GreenLight Equity Group and its principals have bought, sold and managed over 1575 units, valued at over $179 million. With over 50 years of real estate combined experience, we are capitalizing on opportunities created by market conditions to own stabilized multi-family properties in premier locations. Our target properties generate strong ongoing cash flow income potential (“mailbox money”) as well as long term wealth potential. Multi-family Real Estate

Facts support our belief that the United States is experiencing a significant acceleration in demand for rental units. The Great Recession resulted in an unparalleled shift away from home ownership and toward a strong demand for rentals. Baby Boomers and Millennials prefer the freedom that a rental lifestyle provides. Additionally, the prior recession significantly hindered and reduced the supply of new housing. While construction financing has become easier and new supply is on the rise, the pipeline for new construction is expected to lag U.S. population growth over the long term. All of these factors contribute to continued strong demand for apartments. GreenLight Equity Group and its investors are poised to take advantage of these economic and demographic factors by acquiring premier multi-family properties with stable cash flow and long term appreciation.We target strong employment centers with growth and stability trends that better the national averages. Our strict investment criteria along with the current economic environment presents a unique and continued opportunity to acquire quality multifamily assets in prime locations at prices which are conservatively underwritten with exciting yet realistic growth and appreciation expectations. Tate Siemer

Managing Partner

Tate Siemer is the visionary behind GreenLight Equity Group. Tate’s passion is improving (value-adding) high-density, multi-family developments and existing apartment buildings in such a way that  maximizes value of communities in order to provide solid, consistent returns to investors and well-being to residents. Tate’s real estate roots extend back 15 years to when he bought his first multi-family property-a 110 year-old duplex in South Salt Lake City. He has since been a been a principal in over 40 transactions, and an agent in over 45 investor transactions.  He has a vision for sleek, clean, and modern remodel design elements which nicely allows for powerful re-branding and repositioning. Tate works with sellers, wholesalers, lenders, money partners, contractors, and many other contacts to coordinate a robust set of industry relationships. He hosts “The Apartment Guys Podcast” and serves on the Executive Board of the Utah Real Estate Investor Association. He enjoys helping fellow investors and entrepreneurs through mentoring and coaching. Tate’s other passions include big-mountain skiing and mountain biking, music, and hiking with his dog, Joey.


Carl York

Partner/Asset Manager

Carl York brings a wealth of project/asset management to our team.  While supervising all aspects of construction and remodeling for Olympus Development for the last 8 years, Carl has developed a robust skill set and network of resources that ensures successful execution of the assets target objectives. Carl began investing in real estate in 1998, buying multiple properties in a single development. He now has an impressive personal portfolio that produces passive cash flow and has enjoyed significant appreciation. Carl also specializes in pooling capital and working with investors to create profitable partnerships for both short- and long-term wealth growth.  He has a passion for finding and maximizing value-add opportunities where the asset can be repositioned in the market to produce highest and best value.  Carl is also passionate about creating eco-friendly housing whenever possible, contributing to the overall well-being of the community and its residents. In his free time, Carl enjoys skiing, mountain biking, and spending time with his wife and 3 kids.


Tim Watcke

Partner/Development Management

Tim is a professional real estate investor, broker and general contractor residing in Salt Lake City, Utah. Tim brings high-level construction and development experience to the team. He and his companies own and operate a 406 unit, 440,000 square feet commercial and residential real estate portfolio valued at over $90,000,000. With over 26 years’ experience, Tim specializes in buying, selling, leasing, construction and value add renovations. Tim has personally purchased and sold over 400 properties. He and his companies excel in the acquisition and development of multifamily apartments and mixed use projects. He recently finished a brand new 86 unit apartment building and has 30 new apartment units and 10,000 sf of office and retail space currently under construction along with another 35 units under remodel in Salt Lake City.

Chelsea Garber

Partner/Acquisitions Specialist

Chelsea is a Multifamily Real Estate Investor, Syndicator & Entrepreneur with extensive knowledge in design, architecture, construction, and project management. Chelsea is focused on acquiring value add commercial apartment buildings in emerging markets, to help others gain financial freedom through passive real estate investments. Driving this work is her philosophy and mission to beautify her local surroundings, elevate the quality of life for the community and its residents, and provide solid returns for her investors and partners. Additionally, she is the founder of ROI ByDesign, a value enhancing design & remodeling firm tailored to C class multifamily investment properties. Chelsea is proud New Yorker, outdoor enthusiast, world traveler and loves living a “5 star life”.


Seth Teagle

Partner, Ohio Group

Seth Teagle is a real estate investor from the Columbus, Ohio area with nearly a decade of experience. As an owner and operator of a growing multi-family portfolio, Seth has a well-established professional network in and around Columbus. These working relationships include a large network of project managers, general contractors, and material vendors; all important resources for value-add real estate investments in Central Ohio. Since his initial investment in real estate, Seth has functioned as an owner, a property manager and as an asset manager within a growing real estate portfolio which includes a dynamic blend of single-family homes and multifamily residential dwellings. Seth is currently concentrating on the acquisition of additional multifamily assets, citing scalability and favorable market conditions for the increased concentration. In addition to real estate investing in apartments, Seth is a 20 year veteran of the fire service. He is currently serving as a Lieutenant with the City of Worthington. The skills obtained over his career have helped Seth obtain a deep knowledge of building construction, leading teams and operating in high stress situations to obtain peak results. Seth is also certified as a professional fire safety inspector, bringing first-hand experience and knowledge to the asset and property management teams for stabilized operations of each asset. A family man at heart, Seth enjoys taking his wife and 3 kids to the lake for boating on weekends. Seth resides in Granville, Ohio.


Tim Shaw

Partner, Ohio Group

Timothy Shaw is a Real Estate Investor, Agent and Firefighter whose unwavering dedication to his community and relentless entrepreneurial spirit have earned him the reputation of a service-driven leader. After spending two decades keeping families safe, he currently strives to help families attain their financial goals by providing exciting and solid investment opportunities which grow wealth and create passive cashflow. No matter what venture he takes on, Timothy is on a lifelong mission to help people and create positive change statewide. Tim brings local Columbus community knowledge and connections to the team. He will help oversee day-to-day aspects of the construction and project management. He will also be active in Investor Relations and outreach. In addition to his Ohio Real Estate License, he holds various distinctions, including a Nationally and State Certified Professional Firefighter, Paramedic, Certified Fire Safety Inspector, Fire Instructor, EMS Instructor, and SCUBA Diver. Happily married and the proud father of two children, Timothy Shaw calls Worthington, Ohio home. As an avid adventurer, he enjoys mountaineering, hiking, and exploring new places during his free time. He also volunteers for his local and global community as a Humanitarian Relief Worker & Paramedic at Open Hands Medical Teams.
